TM44 Inspection

The Energy Performance of Buildings Directive (EPBD) requires the TM44 inspection of air conditioning systems in buildings with a cooling capacity over 12kW.

The inspections must be no more than five years apart for systems put in place on or after January 1st, 2008. These inspections are a legal requirement of the ISO 14001 certification.

Having an air conditioning system inspected by an accredited air conditioning energy assessor is designed to:

  • improve efficiency

  • Reduce energy consumption

  • Reduce running costs by at least 10%

  • Reduce the carbon emissions of the system

Financial penalties are issued to landlords and tenants who fail to have their air conditioning systems inspected. Solicitors generally request sight of the document before they complete property transactions, as companies and organisations could experience reputational problems for failing to comply.
